Our proprietary 0-100 market investment rating that analyzes 50+ quantitative factors from 26 data sources across 900+ U.S. markets — backtested against actual home price appreciation and optimized via machine learning.

How It Works

LadderScore combines economic fundamentals, affordability metrics, market dynamics, supply constraints, and neighborhood quality into a single comparable score. Higher scores indicate stronger investment fundamentals.

What We Discovered

Through recursive coordinate descent optimization across 12 quarters of historical data, we found that supply constraints, neighborhood quality, and employment growth are the three strongest predictors of 12-month appreciation — more predictive than traditional affordability metrics like rent-to-price ratios. This is why our algorithm weights building permits, crime indicators, and commute patterns more heavily than most competing models.
