The Fair Housing Act (42 U.S.C. 3601-3619) prohibits discrimination based on race, color, national origin, religion, sex (including gender identity and sexual orientation per the 2021 HUD directive), familial status, and disability. Many state and local laws add additional protected classes (e.g., source of income, marital status, age, veteran status). Apply all screening criteria equally to every applicant. Document your criteria before receiving applications and do not deviate from them.
