Started with an FHA fourplex on a teacher's salary of $48,000. Lived in one unit for 18 months while the other three units covered the entire mortgage plus $400/month. Used the savings to fund two BRRRR deals in the same neighborhood. Now self-managing all 7 units while still teaching full-time.

Challenge / Failure

First BRRRR went $9,000 over budget on rehab due to foundation work that was not visible during the initial inspection. Had to use a credit card for part of the overrun. Lesson: always get a sewer scope and foundation inspection on older properties.

Biggest Lesson

Living in your investment is the cheat code. FHA 3.5% down let me get in with almost nothing. I would still be saving for a down payment if I waited for a conventional loan.

Challenge / Failure

Property #4 had a tenant who stopped paying rent for 5 months during COVID protections. The eviction moratorium cost approximately $7,500 in lost rent. Portfolio was resilient enough to absorb it, but it was a stressful period that reinforced the importance of reserves.

Biggest Lesson

Your property manager IS your business partner. I fired my first PM after they let a property sit vacant for 3 months without telling me. The second PM has been excellent. Vet PMs like you vet properties.

Used the VA loan benefit to purchase two fourplexes (zero down each time) over 3 years, living in each for the minimum 12-month occupancy period. Then pivoted to BRRRR for 4 SFH using savings from the fourplex cash flow. All properties are in San Antonio, managed by a local PM. The $5,200/month supplements his military retirement.

Challenge / Failure

The second fourplex needed a $22,000 roof replacement 6 months after purchase. The VA appraisal did not flag it because the inspector only noted 'wear consistent with age.' Now requires a separate roof inspection on every acquisition regardless of what the appraiser says.

Biggest Lesson

The VA loan is the most powerful wealth-building tool available to military families, and most of them do not use it for investing. I bought my first fourplex with zero down using a VA loan, lived in it for a year, then moved to the next one.
